Jennifer has over 15 years experience of acting mainly for national, regional and LSVT Registered Providers but she also acts for public sector clients including Local Authorities, and NHS Trusts and for non-public sector clients including, housebuilders, charities and residential investment clients.

Jennifer leads a cross-departmental team, providing the full spectrum of advice including advising on the viability of development sites for residential and mixed use, full due diligence and negotiation of conditional contracts and development agreements, provision of reports on title, advising on affordable housing planning obligations, negotiation of nominations agreement, release of mines and mineral rights,  construction advice and advising on some significant environmental issues. Her work also covers stock swaps, business leases, tenancies, landlord and tenant issues, estate set-ups, social housing products, nominations agreements, planning agreements and various ancillary documentation and general property management.

Her significant experience means she has a thorough knowledge of the regulatory and Capital Funding Guide requirements required to properly advise Registered Providers in relation to all real estate and ancillary transactions.

Jennifer specialises in large scale portfolio transactions including large scale voluntary stock transfers, securitisations and stock rationalisations and has extensive experience of the organisational requirements of large scale property transactions, the processes and timescales involved and the issues and queries that arise in such transactions. Her work in securitisations for Registered Providers means she is aware of the issues that are of concern to funders of affordable housing stock and those matters which could affect the valuation of residential and commercial properties.

    Examples of experience include advising:

    • Karbon Homes Limited, Bernicia Group and Thirteen Housing in relation to their ongoing development programme including acquisition of numerous sites for development by the Registered Provider from local authorities and private landowners and acquisition of units at golden brick and PC from house builders including Bellway, Persimmon, Miller Homes and Keepmoat Homes fulfilling their section 106 obligations.
    • Places for People Homes Limited in relation to the acquisition of land for development in the North-East and North-West and in relation to the ongoing purchases of land from Keepmoat Homes as part of the West Hull Regeneration scheme.
    • Bellway Homes in relation to the sale of affordable housing units to Registered Providers in the Yorkshire region.
    • Rentplus UK in relation to the acquisition of units from various housebuilders in  the South-West including negotiating intra-group leases following completion and leases to Registered Providers and charging those properties to Crestline Direct Finance
    • Accent Group in relation to the transfer of over 200 multi tenure units in 4 separate locations to Riverside Group including preparing and negotiating contract and transfer documentation, co-ordinating the due diligence process and advising on tenancy issues, warranties and disclosures.
    • Tees Valley Housing Limited as lead advisor with regard to the provision of a £15,000,000 term loan facility from The Royal Bank of Scotland plc
    • Fabrick Housing Group as the lead advisor with regard to the provision of a £25,000,000 term loan facility from The Royal Bank of Scotland plc to Fabrick's subsidiaries Tees Valley Housing Group Limited (“TVH”) and Erimus Housing Limited (“EHL”) to facilitate the implementation of a stock rationalisation exercise whereby approximately 1200 properties were transferred between TVH and EHL in order to rationalise the geographical spread of the properties managed by each Association to additionally assist TVH and EHL in their on-going property development programmes. This included due diligence on all stock and preparation of certificates of title for all stock being charged to RBS
    • Various Local Authorities including London Borough of Tower Hamlets, Sedgefield District Council, Gedling Borough Council and Chester-le-Street District Council in relation to the real estate aspects of numerous Large Scale Voluntary Transfers of between 4,000 and 15,000 properties to various Registered Providers
